Lake Keowee August vs. Year-to-Date Data: Which Signal Should You Use?

Use August data for the most recent completed month and year-to-date data for a broader 2026 baseline. Neither should automatically replace the other. The Lake Keowee report contains several examples where the signals differ.

Closed sales

August closings rose 3.6% from 28 to 29, while year-to-date closings fell 11.1% from 235 to 209. The monthly figure says August itself was similar to last year. The cumulative figure says fewer transactions closed across the first eight months.

Days on market

August time to accepted offer fell from 104 to 88 days. Year to date, it increased from 88 to 91. Recent sold homes moved faster than the prior August group, but the broader 2026 sold set moved slightly slower than the 2025 set.

New listings and inventory

August new listings fell 22.9%, while year-to-date new listings rose 5.8%. Inventory was up 60.7% at the August snapshot. A stock measure such as inventory can remain elevated even when one month's inflow slows.

Median price

Both monthly and year-to-date medians were higher, but each describes a different transaction mix and neither is a controlled appreciation measure.

Decision rule

Use the year-to-date figures to establish the broader pattern. Use the latest month to see whether recent closings point in the same direction. Then use current active listings and relevant recent sales for the property-specific decision.
