A listing’s depth or view description needs context. Record the exact measurement point, date and conditions, then compare those facts with your intended boat and the way you will use the house. Lake-wide averages and a single photograph cannot establish usable access or a permanent outlook.
Record Water Depth Properly
Distinguish lake elevation from depth beneath a boat.
Measure the relevant route
Ask where the stated depth was taken: beside the dock, under a lift, at the approach or farther into the cove. Record the date, lake level and method. Check the shallowest relevant parts of the intended route with a qualified operator rather than treating one deep reading as proof of all-season access.
Match the boat and conditions
Use the vessel’s actual draft, lift requirements and appropriate clearance guidance. Account for loading, movement and changing conditions with qualified help. A generic five-, eight- or fifteen-foot threshold does not determine suitability for every vessel, and a current reading does not guarantee future levels.
Observe Exposure and Activity
A map label cannot replace a site visit.
Wind, wakes and dock movement
Note open-water exposure, nearby boating destinations, turning areas and the movement of dock structures. Visit at different times when feasible. Do not assume all coves are protected or all main-channel locations experience the same conditions.
Sun and outdoor living
Use a compass or map alongside an actual visit to understand orientation. Check shade, glare and the view from the seating areas you will use. Terrain and neighboring trees can change the practical effect of an east- or west-facing shoreline.
Assess the View and Its Limits
Separate what is visible from what is protected.
Intervening land
Identify opposite-shore and intervening parcels, possible development and any enforceable restrictions relevant to the outlook. Undeveloped land is not automatically protected. Seasonal foliage can materially change both water views and privacy.
Document the comparison
Keep dated photographs, measurement notes and unresolved questions for each address. David can help organize the property comparison; a marine or shoreline specialist can evaluate technical issues. Use the waterfront guide to connect these observations with the purchase review.

Frequently Asked Questions
The questions buyers and sellers ask David first.
Does Lake Keowee have a guaranteed seasonal depth range?
No property decision should rely on an assumed fixed seasonal range. Check current operating information and the conditions relevant to the dock and vessel.
Is a view over undeveloped land protected?
Not necessarily. Confirm ownership, development rules and any recorded protections before relying on the view remaining unchanged.
