A homesite comparison is incomplete until the buyer understands the exact parcel, survey, topography, access, utilities, restrictions, approvals, costs and intended build. Listings and broad community descriptions are starting points, not feasibility findings.
This page is a reading guide, not a current homesite report. It does not provide a reporting period, sample, inventory count, land-price statistic or construction timeline. Verify current records and qualified professional advice for the exact parcel.
Compare homesites from the parcel outward
Keep market evidence separate from build and ownership feasibility.
Start with the parcel documents
Request the current survey or plat, title information, covenants, architectural standards, utility information, easements, access documentation and any applicable association materials. Confirm the buildable area and restrictions with the responsible parties.
Treat waterfront and view claims separately
A water view, waterfront boundary, dock claim, course exposure or common-area relationship can each require separate documentation. Do not infer an approval, right or construction outcome from a map, photo or neighboring parcel.
Make a current comparison transparent
When comparing price or market time, identify the source, record date, property type, acreage, improvements, location and exclusions. A small or mixed sample may not support a general conclusion about a particular homesite.
