What Changed in the Lake Keowee Market in August 2026?
Lake Keowee had more homes available, fewer year-to-date closings and a higher median for the properties that sold through August 2026. The most useful finding is not a one-word label such as hot or cold. It is the combination of more choice, slower year-to-date sales volume and a high-value closing mix.
Inventory was the largest monthly change
The public MLS update counted 241 homes for sale in August, up 60.7% from 150 one year earlier. New listings for the month fell from 48 to 37, so the larger inventory is not explained by August new listings alone. It reflects the stock of listings remaining available at the report date.
Closings were steady for the month but lower year to date
August had 29 closed sales compared with 28 in August 2025. Through August, however, 209 sales had closed compared with 235 in the same 2025 period, an 11.1% decline. A single month and a year-to-date total answer different questions.
The median needs its sample attached
The August median was $1,225,000 based on that month's 29 closings. The year-to-date median was $1,350,000 across 209 closings. Neither is an appreciation rate for every Lake Keowee property. A different mix of waterfront, interior, attached, detached, homesite and high-end transactions can move the median.
Practical reading
Buyers gained a broader pool to compare. Sellers faced more active competition and should examine similar current listings as well as recent closings. Both sides should move from the lake-wide report to a filtered, address-relevant set before making a price decision.
