Comparing Salem, Clemson and Seneca Without Overreading the Medians
August 2026 medians ranged from $325,500 in Seneca to $502,000 in Clemson and $640,000 in Salem. That ordering does not rank the towns or show expected appreciation. It shows the midpoint of each place's different closing mix for one month.
Start with the closing counts
Clemson had eight closed sales, Salem 16 and Seneca 46. A monthly median based on eight sales can move sharply when only a few different properties close.
Inventory also differed
Seneca had 314 homes for sale, Salem 96 and Clemson 84. Compared with August 2025, all three had more inventory, with increases of 54.7%, 45.5% and 75.0%, respectively.
List-price ratios do not erase property differences
Reported August list-price ratios were 94.7% in Salem, 98.1% in Clemson and 96.6% in Seneca. These are averages based on last list price and exclude concessions. They are not instructions for a specific offer.
