Why Seneca Housing Data Is Not Lake Keowee Waterfront Data

Seneca is an important Lake Keowee gateway, but a Seneca housing statistic is not automatically a Lake Keowee waterfront statistic. The August 2026 MLS reports make the distinction visible: Seneca's median was $325,500 while the separate Lake Keowee report showed $1,225,000.

The populations overlap without matching

Some Seneca properties are on Lake Keowee. Others are interior homes, lots, attached properties or homes in town. Lake Keowee also extends beyond Seneca into other named places. A city label and a lake label therefore select different transaction sets.

A median gap is not a waterfront premium

Subtracting the two medians would ignore differences in property type, size, condition, lot, dock status, community and transaction mix. The public reports do not control those variables.

ZIP codes do not solve the problem

Realtor.com showed a September 2026 median listing price of $775,000 for 29672 and $364,900 for 29678. Those ZIP codes still include varied properties and active asking prices, not a lakefront-only sold sample.

Use a hierarchy of evidence

  1. Use Seneca data for broad city context.
  2. Use the Lake Keowee report for broad lake geography.
  3. Use a filtered comparable set for the relevant property type and location.
  4. Verify the subject property's shoreline, dock, survey and community records.
