Why Western Upstate Million-Dollar Sales Are Not Lake Keowee Luxury Proof

The Western Upstate report shows more activity above $1 million, but it does not identify those sales as Lake Keowee, waterfront or luxury. For the rolling 12 months through August 2026, closed sales above $1,000,001 increased from 265 to 315, while inventory in that band increased from 168 to 286.

The price band covers the full association region

The report combines all included Western Upstate geographies and property types. A sale above $1 million may have a very different location, land component, water relationship or use than a Lake Keowee home.

More sales and more inventory can happen together

Closed sales in the band rose 18.9%, while inventory rose 70.2%. That indicates more high-price transactions and a much larger active selection. It does not establish rising or falling value for a controlled Lake Keowee luxury sample.

Marketing time was longer at the top

The above-$1-million band averaged 103 days from listing to accepted offer, compared with 79 days across all price ranges. This broad regional difference can help set expectations, but it is not a Lake Keowee-specific forecast.

For a high-value Lake Keowee property, compare recent and active homes with similar water access, dock rights, community, site, condition and scale. Use the regional report only as context.
