Zillow's headline is a modeled index
Zillow identifies its headline as the Zillow Home Value Index, a modeled measure of typical home values. The same page separately reported a $337,167 median sale price for July, 261 homes for sale in August and 47 median days to pending.
Redfin emphasizes completed sales
Redfin's trend panel reported a $256,830 median sale price, 43 August sales and 59 median days on market, based on Redfin calculations of MLS and/or public-record data. Its three-month headline and monthly chart should remain attached to Redfin's stated window.
Realtor.com includes current asking-market context
Realtor.com reported a $458,995 median listing price, $357,500 median sold price, 473 active listings and 78 median days on market in its September overview, with historical charts through August.
How to reconcile the pages
Label every figure by provider, geography, date, property population and metric type. Never average modeled values, asking prices and completed-sale medians together. For a property decision, portal context should lead to source-verified comparable sales rather than replace them.
