Dockable vs. Non-Dockable Property

"Waterfront" is not the same as "dockable." How to evaluate the difference before you write an offer.

On Lake Keowee, "waterfront" and "dockable" are not synonyms. Some waterfront homes have current, transferable Duke Energy dock permits. Others have lapsed permits, unpermittable shoreline, or significant restrictions on dock size or position.

This distinction is the single biggest variable in waterfront purchase outcomes.

A current, transferable Duke Energy dock permit. Confirmed by reviewing the permit document, validated with Duke before close.

Workable Shoreline

SMP zone allows dock construction. Water depth at the dock site supports full-size boats. Shoreline character (slope, geology) supports dock infrastructure.

Premium Pricing

Dockable waterfront commands the full waterfront premium. The certainty of the dock right is part of what you're paying for.

Non-Dockable or Restricted Waterfront

No Permit, Limited Permit, or Restricted Use

Some waterfront has never been permitted, or has restrictions (smaller dock, no slip cover, no walkway extension). Some has a lapsed permit that may or may not be reinstatable.

Different Asset Class

Even beautiful waterfront with limited dock rights is materially less valuable than fully-dockable waterfront. Pricing should reflect that — many sellers underprice this risk, but some don't.

Diligence Is Non-Negotiable

Confirm permit status with Duke Energy directly. Get any verbal permit-feasibility claims in writing. Walk the shoreline with a contractor familiar with Lake Keowee dock construction before commitment.

...you want a private dock as part of the home. The premium reflects real value and the value compounds over time as Duke Energy permitting tightens.

Restricted waterfront can be the right buy if

...you don't need a dock and the price reflects the restriction. Some buyers love the shoreline experience without needing dock infrastructure. The math has to be right — discount for restriction needs to match the actual restriction.
