Operational Quality

Communities with quality marinas (Vineyards, Keowee Key) maintain protected deep water, full-service capability, and year-round access. Often better water depth and protection than many private-dock sites.

Convenience Trade-Off

5–15 minute drive from home to marina. Boat is not at your back door. For frequent users, this convenience gap can be meaningful.

How to Decide

Private dock is the right answer if

...you boat 4+ times per week in season, you value the dock-from-the-porch lifestyle, AND your finances absorb the waterfront premium comfortably. Particularly compelling for buyers who anticipate aging in place — convenience matters more over time.

Community marina is the right answer if

...you boat 1–3 times per week or less, you value the cost savings vs. waterfront, OR you specifically want a community with quality marina infrastructure (Vineyards, Keowee Key). The marina path delivers most of the lake-lifestyle utility at a lower all-in cost.

Both are valid

There is no "right" answer in the abstract — it's a function of your actual on-water usage. Many Lake Keowee owners eventually appreciate the marina path more than they expected at the start.
