Seneca Housing Market Report: August 2026
Short answer: Seneca's August 2026 public MLS summary shows more inventory, nearly flat year-to-date sales volume, a nearly flat year-to-date median price and longer year-to-date marketing time than in 2025.

Monthly and year-to-date readings answer different questions
August alone had 46 closed sales and a $325,500 median. Through August, 361 sales closed at a $332,000 median. One month is more sensitive to the mix of properties that happened to close. The year-to-date view covers more transactions, but still combines the property types and locations included by the report.
Inventory and pace
August inventory increased to 314 homes from 203 a year earlier. Year-to-date days on market until sale rose from 71 to 93. The association defines this metric as the time from listing until an offer is accepted for properties that sold. It does not include listings that remained unsold.
Geographic boundary
This is a Seneca report. It should not be relabeled as a Lake Keowee waterfront report. Seneca includes properties with very different relationships to the lake, and Lake Keowee extends beyond Seneca into other towns and counties.
